Concrete Garages and Planning Permission
Local Planning Authority Approval
In most instances planning permission is not required for concrete sectional buildings as they are deemed temporary structures.
That said, this does not mean that your building does not need planning or building regulations. It is recommended to speak to your local authority who will give you a definitive answer. We can in no way be held responsible for buildings erected without the relevant approvals.
To give you a general guide we have provided you with the following points, planning permission may be needed if it falls in to one of the following categories:
The building goes beyond the front elevation of the house (unless you have a very large front garden)
More than half of the area of your garden is covered by the proposed building
The building is more than 3 metres high or 4m for an apex roof
The garage is within 1 metre of your existing house wall
You may need building regulations approval if:
The floor area of the proposed building is more than 30 square metres
The cubic area of the building is more than 70 square metres
We can provide you with detailed drawings to assist with enquiries with the planning officers or to be submitted with applications. This service is free of charge but we would require a 15% deposit of the garage price before providing the drawings. This deposit is fully refundable if planning permission is not granted.
